Stylish, welcoming and surrounded by the natural beauty of Southwold, The Perch is a blissful retreat where you can kick back, relax and enjoy a touch of luxury. Sleeping 4 and suitable for groups or families aged 12+, this Suffolk holiday home has stunning views of the sea, dunes Suffolk marshes, and is only a short walk from both the beach and nearby pubs. Newly built in 2012, this lovingly designed home was a passion project for architect and interior designer owners. In fact, this statement property was chosen for a LABC Award for Building Excellence and has been featured in Channel 4’s Homes by the Sea with Charlie Luxton!

You’ll feel a sense of calm as soon as you arrive at The Perch. Its contemporary design is sleek yet homely and the owners’ care and attention to detail is evident throughout. Downstairs is open plan with fully opening glazed doors to the rear providing spectacular views across the Marshes towards the River Blyth, Walberswick and beyond. Whether you’re preparing breakfast, relaxing by the feature fireplace or enjoying a meal you’ll never tire of watching the ever-changing skies.

Upstairs, the luxury continues. Here you’ll find the master en suite bedroom and a quiet reading/relaxation space. To the front there’s a balcony with table and chairs that enjoys heavenly views across the dunes and out to sea, while to the rear guests can gaze and wonder at Southwold’s natural beauty from the cosy window seat. You can enjoy uninterrupted views of both the sunrise and sunset from this carefully built property, as well as enjoying original artwork.

This superbly equipped, high quality holiday home has two double bedrooms and a ground floor bath/shower room. It’s the perfect, indulgent escape for two, three or four guests. Southwold’s high street is just a short walk away, The Sail Loft restaurant is a moment from your doorstep.

Open plan living space with breathtaking views of the marshes. Lounge has two double sofas, modern open flame gas fire, coffee table, Smart TV and DVD player, books. Kitchen superbly equipped with double electric oven, gas hob, dishwasher, fridge, freezer, washing machine, tumble dryer and microwave. Dining table and four chairs,

Bath/shower room with large walk-in shower, bath with hand-held shower head (and a view!), basin, WC and heated towel rail.

Bedroom Two with kingsize bed, hypo-allergenic duvet and pillows, White Company bed linen, two chests of drawers, ample clothes hanging space space, window bench seats with views to the dunes.

First Floor

Vaulted lounge/reading area with comfortable chairs and coffee table. Views to front and rear plus Velux windows, adjoined to;

Bedroom One with kingsize bed, White Company bed linen and hypo allergenic duvet and pillows, chest of drawers, separate dressing room, window seat with spectacular views across open countryside, Southwold Common, the golf course and towards Walberswick and Blythburgh

Shower Room with large shower cubicle, basin, WC and heated towel rail.

Decked terrace with dining table and chairs. Steps down to enclosed shingle garden with plenty of seating.

This property is not suitable for toddlers or children under the age of 12 due to external open steps, differing levels, field fencing and access to marshland.

We've enjoyed a relaxing stay at The Perch with all its home comforts and attractive view.
We found The Perch to be the perfect place to relax and unwind, overlooking the marshes from the back garden and the dunes and sea from the balcony. The house is extremely well equipped, with much thought clearly spent on the needs of the guests and how to furnish it in an attractive way, making good use of the space. There is plenty of storage space and so many places to hang our things! We ate at The Perch most evenings and found the superb kitchen had everything we needed to cook meals. The Perch is in a good location for exploring the beautiful surrounding areas and we were able to walk into town within 10 minutes. The owners have left lots of books and information about the area, and there is a large selection of DVDs should they be needed. We would love to return and can highly recommend.
